The Advisor has the responsibility for acquiring land and building space (roof-top and in-building) for Mobility related Real Estate (Antenna Sites, In Building wireless systems, etc) and you will work to minimize the costs to the organization while providing alignment within the company's strategies and objectives. You will be responsible for overseeing site acquisition consultants as well as being accountable to an overall project management implementation delivery team. You will also work on managing the portfolio of existing lease for your territory.

The measurements of success are your ability to provide the required number of acceptable locations to locate antenna equipment, and execution of plans. Keeping a constant balance of customer requests while minimizing additional costs and making time-sensitive decisions to implement Mobility related real estate initiatives.

Ideal Candidate

The ideal candidate will have excellent project management, interpersonal, negotiation and communications skills, and will be comfortable dealing with all levels of management. He/she will have knowledge of the Real Estate and Wireless Communications Industries, possess database and data analysis skills and have knowledge of financial budgeting. He/she will have knowledge of real estate and contract law (Ontario & Western Canada).

Day to Day Responsibilities

* Work with the internal project and implementation delivery management team.
* Oversee 3rd party site acquisition consultants with a portfolio of sites to manage and/or acquire.
* Work with legal departments on real estate contract related issues, including renewals, extensions and overlays.
* Liaise with landlords to negotiate, implement lease contracts.
* Work with 3rd party suppliers to facilitate the completion of land surveys, geotechnical surveys, and with local municipalities to acquire required permits.
* Effectively work with land use authorities to obtain appropriate approvals, variances, etc.
* Work cooperatively with industry competitors to share Bell Canada's tower assets and to seek out cooperation to utilize the infrastructure of other carriers.
* Track the collocate process through internal project management software.
* Assist with completion of all "In Building Solutions" agreements.
* Provide data/costing/leasing information to client groups as requested to aid in preparation of business cases.
* Generate and provide status reports.
* Be accountable and report to the Senior Manager of Network Real Estate and Government Relations.
* Travel will be required.

Required Skill Set

* Knowledge of Real Estate Industry (i.e., lease markets, property values, and property operations)
* Excellent negotiation skills (dealing with Consultants, Landlords, property buyers, tenants and customers on Legal and Financial matters)
* Excellent interpersonal and communications skills French and English (verbal and written)
* University/Community College degree or equivalent

Desired Skill Set

* Excellent presentation skills. (Community groups and municipal officials)
* Database skills (for the tracking, monitoring of utilization, cost and key factor of leased space)
